Bloomsbury Painters & Decorators
Listed terrace decoration
The detail of a Georgian terrace deserves a precise decorating instruction. For Bloomsbury's garden-square houses, many of them listed, we consider the existing coatings and the proposed preparation together, before deciding how the finished interior or frontage should look.

Understand the protected fabric
A listing is relevant inside the house as well as outside it. Begin with the listing information, any earlier consent and a record of the features within the proposed work. Cornices, doors, stair joinery and surviving finishes deserve individual attention; the age or appearance of one detail does not establish whether it can be altered.

Define what maintenance actually means
Camden distinguishes routine maintenance and exact matching repairs from work using different materials or methods. Describe the existing finish and the intended treatment in enough detail to make that distinction meaningful. A new colour or an invasive preparation method should not be described as unchanged maintenance merely because the building is already painted.

Put consent work with the sister practice
Hampstead Chartered Surveyors & Building Consultancy handles the planning and listed-building consent work required for a proposed commission, including relevant conservation-area matters. Its professional appointment is agreed separately. The decorating scope should follow the accepted specification and any conditions, with responsibilities for specialist repairs identified before the surfaces are released.

Protect the proportions of the terrace
Review a frontage as a connected set of elements: the stucco at ground level, recessed sash frames, entrance joinery and railings. Establish which surfaces are already coated and which masonry stays exposed. Samples should show the intended sheen as well as the colour, without assuming that a nearby repaint is a suitable precedent for this building.
Make the sequence suitable for the use
The same terrace form may contain a home, an office or guest accommodation. Identify who occupies each floor, who controls access and how completed spaces will be returned. A carefully specified treatment still needs a practical programme, particularly where the entrance stair serves everyone in the building.

Tell us what needs decorating, how the space is used and when access is possible. Include any listed-building requirements or shared-area approvals so we can discuss the scope on a clear basis.
